In Q3 2026 net absorption reached its highest level since mid-2025, as occupiers continued to take space despite ongoing market uncertainty. Demand remained heavily concentrated in the Midlands, which accounted for the majority of year-to-date take-up.

At the same time, a reduction in available speculative stock has tightened supply conditions, pushing the vacancy rate lower and signalling a more balanced market.
